Nick Cooke – Engineering and Building Consultants
If you are buying a house or a flat or any type of property for that matter, you need to be sure that it is in good structural condition before you sign the purchase contract. One of the ways I can help people in that situation is to give the house a health check before they buy it. I call that health check a structural inspection. A structural inspection generally costs between £400 and £500 plus VAT.
One of the things that makes me different to other Structural Engineers is that in addition to advising the client about structural condition of the house, I can also provide advice on what can be done in terms of taking walls down or extending the house or whatever the buyer has in mind. I do not charge extra for this. It is all included in my fee.
Now considering the amount of money you are paying for the house, getting me to carry out a structural inspection is a very simple and very economical way to avoid unpleasant and sometimes very costly surprises after you’ve bought it. So if you or if any of your family or friends are in the process of moving, please let them know how important it is to have a structural inspection carried out. www.nickcooke.co.uk

Denise Fowler – Staged Moves
When selling anything in life, be it a cooker, a table or a car, most people clean and make it shine so when the potential buyer comes to look and make an offer, they see what we are selling at its best and brightest and therefore we get a quick sale at the best price. So why don’t people do the same when selling their homes?
When selling, a quick tidy and clean is not enough in this market to get the price you want. Competition is stiff and buyers are more savvy than they’ve ever been. They know what to look for so they can offer a reduced price. Old and worn decoration, broken sockets, leaking taps, things everywhere showing not enough storage – all red flags that you have probably lived with for years and just don’t notice any more. You need to take a fresh look at your home with buyers eyes and make it shine out from the rest.
Staged Moves is your buyers eyes. We can come and help you see those small things that your buyer will notice and help you put them right. From a simple consultation to helping with storage solutions or rearranging furniture, we can help you make your home stand out from the crowd.

Kevin Radford – RMK Insurance Consultants Ltd
When you are moving home and you find a property you are interested in, before you purchase you should ask the Vendor to confirm the house has not suffered from any previous subsidence and as far as he is aware no properties in the area have either. Whilst this may not preclude you from a purchase the insurance arrangements are more difficult. We have access to Insurers who can assist but you will need to provide additional information including a full structural engineers report. Sometimes the vendors Insurance company will agree to continue cover so it is worth asking.
Whilst packing to move it is a good opportunity to carry out a full inventory of your contents – this would be required if a claim occurs . Take photographs and value where possible as you can then check if you are properly insured and make sure all of your boxes arrive safely.
If you are using a removal company check that they are fully insured for the transit of your goods and for any damage they cause to your home. Also check with your own insurers if you are covered during the move , this is unlikely if you are changing insurers.

Steve Carmichael Brown – CB Renewable Energy
When working out your budget for moving house perhaps a thought could be to allocating part of the moving budget to install Incentive driven Renewable Energy Systems. For example: For generating your own Electricity your Utility company will pay you a tax return fee on average £1250 per annum and up to £3000 for the right property. The cost of the Investment to generate your own electricity is paid for in around 8 years but you continue to get paid for 25 years. Better still this incentive is index linked so goes up with inflation each year. Now, that’s getting good use of your moving budget by not only generating a tax free income but you will be doing your bit in reducing the carbon footprint. Other technologies due for incentives later this year are Solar Thermal and Air Source Heat Pumps. For more information call an MCS approved Company.
